Settlement-preference patterns and characteristics of households in urban renewal area

Abstract

To solve Seoul's a localized imbalance between demand and supply of housing by redevelopment, this research was to analyze relationship between the settlement-preference pattern and characteristics of householders such as average monthly income, household head's job location. For this task, The polytomous logistic regression model (PLRM) was then chosen to test the attitude-need recognition relationship. There are three findings, 1) when household head's job location is nearby of original site, respondents are more likely to prefer nearby. For settlement-preference in same district, household head's job flocation is impact factor. 2) Low income households and high income households intend to prefer settlement within the Seoul. 3) For settlement-preference within the Seoul, householder's characteristic is not impact factors, but householder's asset or investment preference would be impact factors. The results would contribute to making the urban renewal policies to establish effective settlers' strategies.
